Property Maintenance Complaints
The Zoning Inspectors respond to property maintenance complaints, and the part-time inspectors also sweep neighborhoods, time permitting, for violations. Following this legal process can take a few weeks to a few months, depending on the violation, weather conditions, and the status of the ownership.
Upon receiving a complaint, the Inspector visits the property and takes photographs to document the conditions. If the owner or occupant is not available, a letter is sent to the property owner asking for the violation to be corrected.
After a grace period of seven to 60 days (depending on the type of violation), the site is re-inspected. If the violation has not been corrected, a certified letter of violation is sent to the owner. If the violation is still not corrected, a final notice is sent and the case is prepared for Court.
Filing a Complaint
Complaints may be made anonymously either in person, by phone, by regular or email, or by filling out the complaint form online. For additional information, please contact the Colerain Township Department of Planning and Zoning at 513-385-CODE (2633).
When completing a Service Request, please give as much information as possible. If there are multiple Service Requests for a property, please complete a Service Request for each Violation. Certain Violations follow different action timelines.
If you would like to stay informed on the status of a Service Request, you can do so by several different methods.
- Email – an automated email will be generated and sent to the provided email given during the completion of a Service Request for each status change.
- Address – You are able to search for a property using the address
- Reference Number – Each Service Request is given a unique reference number (HR19XXXXXX). You are able to search using this reference number.
Before a Service Request is submitted, please search using the address of the property to verify that the Violation has not already been reported. All DUPLICATE entries will be removed.
